It didn’t take a number of vanishing shopping centers to realize that a commercial real-estate operation is a risky business in an unstable economy. Given the amount of investment behind commercial development projects, market research must be the pillar behind commercial design in order to expect profitability. We know that market research and business planning won’t prevent all risks, but they will certainly make many of the risks known and lead to answers about how to manage these risks. Strategically studying the site of a commercial operation needn’t restrict design but rather enable it. For our Dalian and Chongqing retail areas, the logon team analyzed economic flows and critical needs of the regions which could be answered in a commercial building. For the case of the Chongqing New World Shopping Center, the design gives a congested city, a strategic one-stop convenience center for a breath of clean air, leisure, shopping and even living.
